What this means for your price

In September, Taylor houses sold faster than a year earlier, but close to half still closed below their original asking price. The city's certificate is required on every sale, so we have it in hand before the sign goes up and price for the first two weeks. That's when most Taylor houses sell.

Houses that didn't sell

How Taylor listings ended

Every house that left the market in the six months to September 2026. 16% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 45 days before they came off. The ones that sold took 11 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Taylor

Book the city's re-occupancy inspection first

Taylor requires a Certificate of Occupancy on any change of ownership, before the buyer moves in. The re-occupancy inspection is $200, which covers the first inspection and one re-inspection. The report is ready the next day and is good for six months.

Bring the printed application and the payment to City Hall, 23555 Goddard Rd, or call the Building Department: 734-287-6550.

If the inspection finds repairs, the sale can still close without the certificate. The buyer can buy a $75 closing certificate in person, which says they're assuming all responsibilities. It doesn't let them move in: the buyer can't occupy the house until the repairs are done and the city issues the Certificate of Occupancy. The city doesn't hold an escrow or bond for the repairs.

Ask about open permits

Taylor's permit records aren't searchable online. An old permit that was never closed turns up in the city's inspection or at the title company, so ask the Building Department about the address before you list.

Check the current flood map

FEMA has revised Taylor's flood map in spots four times since 2013, most recently in May 2026. The zones run along the Frank and Poet, Sexton-Kilfoil and Blakely drains. If the home is in a zone, the buyer's lender will require flood insurance.

Book the final water reading

Call the Water Department a few days before closing: 734-287-6550. The final reading is $20, added to the final bill.

“In Taylor, waiting for the market to come up to the price didn't work. The houses that never sold sat first, then came off.”
