In September, Dearborn houses sold faster than a year earlier, and more than half closed at or above their original asking price. Dearborn is a big city with a wide range of houses, so one citywide median says little about yours. We price from the sales on your streets.
Houses that didn't sell
How Dearborn listings ended
Every house that left the market in the six months to September 2026. 20% came off without selling and hadn't come back.
The houses that stayed off had been on the market a median of 45 days before they came off. The ones that sold took 8 days.
Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Dearborn
Book the city's sale inspection first
Dearborn requires a Certificate of Occupancy before closing. A city inspector checks basic safety and upkeep, inside and out. It takes about 45 minutes, and someone 18 or older has to be there for all of it. It's $225 for a house. A re-inspection is free unless the work isn't finished; then it's $75.
A licensed heating company also has to check the furnace or boiler and measure carbon monoxide.
You have a year from the inspection to finish the repairs. If they aren't done by closing, the buyer can take them on, and the city issues a compliance agreement for the closing in place of the certificate.
The certificate is issued in the buyer's name: once you have a signed offer, email the buyer's name to DbnSales@dearborn.gov.
Look up open permits
An old permit that was never closed turns up in the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.
Check the flood map
FEMA maps flood zones along the Rouge River. If the home is in a zone, the buyer's lender will require flood insurance.
Order the final water bill
Call the Water and Sewerage Division for a final meter read: 311, or 313-943-2150.

“In a city this busy, a house that doesn't sell isn't short on buyers. It's usually the price, and often what buyers saw at the first showing.”
