What this means for your price

From April through September, more than half of Trenton's houses sold within two weeks, at about their original asking price. Buyers here decide early, so we book the city inspection before the sign goes up and price for that first stretch, not for the cut that comes later.

Houses that didn't sell

How Trenton listings ended

Every house that left the market in the six months to September 2026. 11% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 48 days before they came off. The ones that sold took 8 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Each point is the median of three months of sales, ending with that month. Trenton sells too few houses in a month for one month to be steady.

Before you list in Trenton

Book the city's sale inspection first

Trenton requires an inspection before any house sells. Apply no more than 30 days before you list, with the $210 fee, which covers one re-inspection. Inspections run Monday, Wednesday and Friday, and the power has to be on.

You'll also need a furnace heat-exchanger test from an independent heating contractor. Book it at the same time, so it isn't the thing that holds up the closing. If the inspection finds repairs, the buyer can sign a notarized affidavit to take them on.

Look up open permits

An old permit that was never closed turns up in the city's inspection, the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.

Check the flood map

FEMA maps a coastal floodplain along the Detroit River and flood zones along Marsh Creek and the Frank and Poet and Blakely drains. Parts of the map were updated in October 2021. If the home is in a zone, the buyer's lender will require flood insurance.

Order the final water bill

The city wants the final water bill ordered before the buyer moves in. Call the Treasurer's office as soon as you have a closing date: 734-675-6510.

“In Trenton, the first price does the work. The houses that missed it came off the market instead of selling.”
