What this means for your price

In September, Wyandotte houses took longer to sell than in any month this summer, and half closed below their original asking price. Buyers here compare, so we price for the first two weeks and have the city's inspection done before the sign goes up.

Houses that didn't sell

How Wyandotte listings ended

Every house that left the market in the six months to September 2026. 13% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 54 days before they came off. The ones that sold took 10 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Wyandotte

Book the city's sale inspection first

Wyandotte requires a certificate of approval before any house is sold or transferred. Inspections are by appointment, Monday through Thursday, 9 a.m. to 1 p.m.: call 734-324-4550. The fee for a house is $200, paid in advance.

The inspection report is good for one year. If repairs are left at closing, the buyer can take them on, with an escrow of about what the repairs will cost or a notarized affidavit, and has six months to finish them.

Look up open permits

An old permit that was never closed turns up in the city's inspection, the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.

Check the flood map

FEMA maps a coastal flood zone along Wyandotte's Detroit River shoreline, plus zones along Ecorse Creek. If the home is in a zone, the buyer's lender will require flood insurance.

Schedule the utility shut-off

Wyandotte runs its own water and electric. Request the shut-off for your closing date on the city's Stop/Disconnect Service form. Disconnections run weekdays, 8 a.m. to 5 p.m., and the city may not get to it the same day, so send it in ahead of closing.

“In Wyandotte, the city's inspection comes before the listing, not after the offer. Get it done first, and buyers see a house that's ready.”
