What this means for your price

In September, the typical Allen Park sale took 13 days on market, against 6 across April through September, and 9 of 21 closed below their original asking price. Buyers still decide early, so we book the city's inspection before the sign goes up and price for the first two weeks.

Houses that didn't sell

How Allen Park listings ended

Every house that left the market in the six months to September 2026. 9% came off without selling and hadn't come back.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Allen Park

Book the city's sale inspection first

Allen Park inspects every house before it sells. Allow two weeks to get on the schedule; inspections run Tuesdays and Thursdays. It's $175 for a house, paid in advance, and that covers the first inspection and the final one. The report comes back within five business days.

A licensed heating contractor has to certify the furnace, and the contractors doing any repairs have to be registered with Allen Park.

If repairs turn up, the house can still sell as is: the buyer takes them on by putting at least $500 in escrow (a tenth of it isn't refunded) and signing an affidavit and an escrow agreement before closing. The report expires if there's no re-inspection within six months.

Look up open permits

An old permit that was never closed turns up in the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.

Check the flood map

FEMA maps flood zones along the North Branch of Ecorse Creek. If the home is in a zone, the buyer's lender will require flood insurance.

Order the final water bill

Order it from Water Billing at 313-928-3393. It's $20, added to the final bill. Give them the title company's email and they'll send the bill there.
