What this means for your price

In September, Novi houses took longer to sell than they did all summer, and more than half closed below their original asking price. From April through September, about two in three sold within two weeks at about full price. Buyers here decide early, so we price for that first stretch, not for the cut that comes later.

Houses that didn't sell

How Novi listings ended

Every house that left the market in the six months to September 2026. 10% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 47 days before they came off. The ones that sold took 8 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Novi

Book the final water reading

The seller, agent or title company calls Water Billing to set the read date: 248-347-0440 or 248-735-5661. Allow at least a week. The final bill can be picked up at the Treasurer's Office after 9:30 a.m. the day of the reading.

Look up open permits

An old permit that was never closed turns up in the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.

Check the current flood map

FEMA revised Novi's map in spots as recently as March 2023, along creeks and drains including the Walled Lake Branch, Thornton Creek and Ingersol Creek. If the home is in a zone, the buyer's lender will require flood insurance.

“Novi doesn't need more buyers. It needs more houses priced where the buyers already are.”
