221 houses sold in Plymouth from April through September, most of them in under two weeks. A Plymouth mailing address doesn't settle it: the house is in the city or the township, and that decides the tax rate, the water bill and the permits.

Every address has its own paperwork. Send us yours and we'll check it for open permits and the FEMA flood map.

City or township

Plymouth is two governments: the City of Plymouth (downtown and the blocks around it) and Plymouth Township around it. Your tax bill shows which one the house is in, and city parcel numbers start with 49.

What this means for your price

In September, Plymouth houses took longer to sell than in any month of the past year, and about half closed below their original price. We price for the fall buyer, and we price the city and the township separately, because the tax bill is part of what buyers compare.

Houses that didn't sell

How Plymouth listings ended

Every house that left the market in the six months to September 2026. 9% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 53 days before they came off. The ones that sold took 8 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Each point is the median of three months of sales, ending with that month. Plymouth sells too few houses in a month for one month to be steady.

Before you list in Plymouth

In the City of Plymouth

Ask Municipal Services for the final water read once you have a closing date: call 734-453-7737, ext. 0, or email the address, the read date and where to send the bill. There's no fee for the read, and the office says a day or two's notice is enough.

In Plymouth Township

The township's final water bill starts with you: read the inside meter, photograph it and the recycling cart's serial number, and send both with the township's form. Allow at least 48 hours. Without a final bill at closing, the buyer takes on any balance, so title companies ask for it.

Look up open permits

An old permit that was never closed turns up in the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection.

Check the current flood map

FEMA maps flood zones along the Middle Rouge River and Tonquish Creek, and revised the township's map in 2022. If the home is in a zone, the buyer's lender will require flood insurance.

“The houses that sold were priced right from the start, for the city or the township they're in. The ones that weren't sat for weeks, and some never sold.”
