Houses that didn't sell

How Troy listings ended

Every house that left the market in the six months to September 2026. 13% came off without selling and hadn't come back.

The houses that stayed off had been on the market a median of 58 days before they came off. The ones that sold took 9 days.

Each house counts once. One that was withdrawn and listed again counts by how it ended, and one still on the market isn't counted yet.

Before you list in Troy

Clear any open code violation first

Troy has no sale inspection. But if the city has an open violation notice or order on the house, you can't sell until it's corrected, unless the buyer gets a copy and files a signed, notarized statement with the city taking it on. Ask the Building Department at 248-524-3344 before you list.

Look up open permits

An old permit that was never closed turns up in the buyer's inspection or at the title company. Closing it now is usually a call and a final inspection. Troy's records need a free account to view.

Request the final water bill

Use the city's online form at least one business day before closing. The form asks for the meter reading and who read it, so read the meter (basement or crawl space) first. The bill can be picked up at City Hall or the Water Division, or sent by mail or email.

Check the current flood map

FEMA has revised Troy's map in spots nine times, most recently in September 2023, along the county drains that cross the city. If the home is in a zone, the buyer's lender will require flood insurance.

“Troy buyers shop carefully. The houses that sold were priced for this month's buyer, not last spring's.”
